This is where asbestos actually shows up
Interior work disturbs the materials most likely to contain asbestos: floor tile and its mastic, pipe and duct insulation, textured ceilings, joint compound, and old roofing.
Renovation rules differ from demolition rules. For demolition, the inspection is required essentially always. For renovation, requirements turn on how much of the suspect material gets disturbed. Either way, finding out mid-job is the expensive path.
Popcorn ceilings and old vinyl tile are the two that catch people. Both are common in Catawba County housing stock from the fifties through the seventies, and both are routine to handle if you know before you start.
Load-bearing walls
We do not guess. If a wall might be carrying load, that is an engineer's call, not a demolition contractor's. We will say so and stop rather than find out the expensive way.
Occupied buildings
Strip-out in a building where other tenants are working means dust control, negative air where required, protected egress, and usually working nights. It is slower and it costs more. Worth pricing honestly up front.
