Do I need an asbestos survey to demolish my house?
For a single-family house, federal NESHAP notification usually does not apply, because the rule's definition of a facility excludes residential buildings with four or fewer dwelling units. North Carolina's own asbestos rules still apply statewide, your local permit office may require a survey anyway, and worker protection rules apply regardless. For any commercial building, the survey and the 10-working-day notification are required.
How long does the asbestos notification take?
Notification must be received at least 10 working days before demolition begins, and for demolition it is required even when the survey finds no regulated asbestos. Ten working days is two calendar weeks. Add survey scheduling and lab turnaround, and three to six weeks from start to demolition is normal for commercial work.
Does age determine whether asbestos is present?
Not reliably. Asbestos was never fully banned in the United States; restrictions applied to particular uses. Materials containing asbestos remained legal to install well past the point most people assume, so a 1985 building is not automatically clear. The survey is the answer, not the build year.
How much does it cost to demolish a house in Catawba County?
Commonly $8,000 to $18,000 for a 1,000 to 2,000 square foot house, and $15,000 to $30,000 for something larger. Disposal, access, foundation type and asbestos abatement move it more than square footage does.
Do I need a permit?
Almost always. Demolition permits come from Catawba County for unincorporated property, or from the municipality if the property is inside town limits. The permit office will typically want proof of utility disconnects first.
Who disconnects the utilities?
The utility providers, not you and not us. Electric service disconnected and meter pulled, gas shut off and capped at the main, water capped, sewer capped. We require written confirmation from each provider before we start.
What happens to the debris?
It goes to a permitted construction and demolition facility. Material with non-regulated asbestos goes to an approved landfill. Regulated asbestos waste is wrapped, labelled and manifested. Open burning of demolition debris is restricted in North Carolina and is not a cost-saving option.
Can I demolish my own building?
North Carolina allows property owners to act as their own general contractor on their own property, provided it is not for resale or rental, and they still have to meet permit requirements. Whether that is wise on a demolition is a different question — utilities, asbestos and structural collapse are all unforgiving.
Does the contractor need a license?
Under N.C. Gen. Stat. § 87-1, work valued at $40,000 or more requires a general contractor license from the NC Licensing Board for General Contractors, and both the Building and Residential classifications explicitly cover demolition. Below $40,000 no NCLBGC license is required. Most residential teardowns fall below that threshold; larger commercial jobs do not.
How long does demolition itself take?
Once the paperwork is done, most houses come down in one to three days. Commercial structures take longer. The permitting and notification phase is almost always longer than the demolition.
What about the foundation and basement?
Your choice, and it affects price. Leaving a slab is cheapest. Removing a full basement means a large hole that has to be backfilled and compacted properly. If you are building on the lot, take it out.
Can you handle fire or storm damaged structures?
Yes. They cost more than intact buildings, not less — unstable structure, contaminated debris, stricter disposal. Photograph everything before it moves and talk to your insurance carrier before the cleanup.
Do you work on Lake Norman property?
Yes. Sherrills Ford and the Catawba County side of the lake see regular cottage teardowns. Shoreline work brings erosion control requirements, tight access, and often HOA rules on hours and staging.
